Partner Program Information

Money Tree Real Estate Investors is a Real Estate Investment Company that purchases houses throughout the United States and Canada. As a Partner Program member, you do not need a real estate license. You don’t need a real estate license to buy a house and you do not need a real estate license to sell your own house. What you will be doing is finding undervalued houses for us to buy. We provide you the training on how to do that. You will start by finding undervalued houses, going through the houses with a contractor to determine what needs to be done to rehab the houses and checking on the houses as the contractor is completing work on the houses and reporting the progress the contractor is making to us.

Our Partner Program is very unique we provide you a custom website with your contact information and your picture on it, it you want it on the website. We are currently working on installing a system that when someone goes to your website and fills out information that they would like to be contacted. When they hit Send what happens is that the email goes to your email address and at the same time a text message is sent to your phone. So, you can call them immediately. That does two things it lets them know you are really on top of things. In many cases they don’t call another Real Estate Investor. We have been told by home sellers that many Real Estate Investors never call them back.

We also provide you with leads anywhere in the country. With the leads you get information on motivated sellers. In many cases they are people who if they don’t do some thing will be losing their homes. If they don’t sell them, they are going to lose them and will get nothing. Others have inherited a house because someone has died and they don’t need the house. Many of these houses are older and need to be rehabbed. We have a program that we will put up the money to rehab the property and split the profit with the person that inherited the property. We get a lot of houses this way.

Lease Options


Lease Options are the fastest way to make money in the Real Estate Investment business. The way Lease Options work is we find someone who is having a problem either selling their home or is renting their home. We offer to buy their home on a Lease Option and lease the house for 1 to 5 years and then have the option to purchase the house at the end of the Lease Option. Our Lease Option Agreement has a provision in it that allows us to sub-lease the property. We make the paymentsto the property owner and the person that sub-leases the property from us pays us.
There are 4 ways to make money with Lease Options:

  • The person who sub-leases the property from us pays us a Lease Option fee of $5,000 to $15,000 that is our profit
  • We increase the monthly lease payment the sub-lease tenant pays us from $200 to $400 per month
  • We increase the purchase price the sub-lease tenant pays for the house by $10,000 to $30,000
  • We have the home owner credit up to 100% of the monthly payment to reduce the purchase price of the house
  • As you can see with Lease Options you can make money up front, increase your monthly cash flow and make money long term. In many cases we can get paid up front money in 1 to 2 weeks. It is hard to do that with anything else in the Real Estate Investment business.

Stop Foreclosure – Stay in Your Home

We don’t know of anyone else that has a program like our Stop Foreclosure – Stay in Your House. We generate a lot of leads and we purchase a lot of houses that are in foreclosure with this program. The way the program works is that we purchase the property at a fair price from the home owner and let them stay in the house from 6 months to a year with a payment of $1.00 per month. That avoids them from having to move right a way and they can save up money for a down payment for a house or for rent.

Raw Land

With our raw land program, typically we purchase the raw land for 20% to $30% of the value of the land. We usually sell it for 50% to 70% of its value.

With the three types of situations described above our Partner Program members get pre-set appointments. We have already spoken to the people and in most cases, a contractor has seen the property and reported to us what needs to be done to the property. The owner of the property has agreed to our terms. We send you our agreement and a deposit check. You call the property owner and set up a time to see them to get the paper work signed. Until you are comfortable with handling answering questions you call us just before you get to the property owners house, we call the property owner and let them know you are about there and stay on the phone while they go over the agreement. Once the agreement is signed you take it to a title company that we have instructed you to take it to.

We arrange the financing and we split the profits with our Partner Program members.

As a Partner Program member, you will have 2 to 3 Home Finders generating leads for you in your area. In addition to those leads we provide you with leads. With our leads you will be contacting motivated sellers. You will be provided properties with the following information:

  1. Name of the owner, address, phone number, email address and social media profiles

  2. You will be provided with properties with equities and the amount of the equities.

  3. We can provide you with properties of motivated sellers that can be purchased at below retail value that DO NOT need a lot of repairs.

  4. If the property owner does not live at the property, we will provide you with their contact information

Here is an example of where the leads we provide you will be coming from:

Pre-Foreclosures

Pre-Foreclosures are properties that are at least 90 days behind on their payments and the bank or mortgage company can foreclose on them at any at any time. They have to do something before the bank or mortgage company forecloses on them. If they let the property go to foreclosure they get no money, no matter what the equity they have in the property. If they deal with us they get money from us within 2 to 7 days.

Vacant Properties

We pinpoint all of the vacant properties in a city county or neighborhood that you want to work. You will receive the name, address, phone number and email address of the owner.

Zombie Properties

Those are vacant properties that the owner is at least behind by 90 days on their payments. You are provided the home owners name, address, phone number and email address. Remember if the bank or mortgage forecloses on the property the owner does not get anything

REO / Bank owned

These are bank owned properties that the bank has not put throug auction or have been through auction and did not sell. That information is made available to the general public, but you need to know where to and how to get that information.

Shadow Inventory

This is a great source because you virtually have no competition, these are properties that the banks are “holding back” from the general public. You will be able to get inform those properties from us.

Probate Properties

With probate properties, we provide you with the contact information of people who have inherited properties and are going through probate.

Motivated FSBO

We provide you with all of the information on all of the For Sale by Owners who are highly motivated sellers in the areas you want them. You will not have to drive around to find them.

Craigslist

You will be able to find investment grade properties that are posted on Craigslist

Online Auctions

You are provided information about online property auctions all over the United States. How our people use the information from online auctions is the contact the banks, cities, counties or other government agencies that put the properties up for auction. What they look for are the properties that didn’t sell at the auction and check them out. A lot of times we get a really great buys on those properties.

Information about the leads

The system that you are getting the leads from cost millions of dollars to develop. All of the leads that are generated from the above sources can be generated in any city or county anywhere in the United States. We can provide you with custom maps and notifications around the type of deals you want in any city, county and event any neighborhood of your choice. In many cases you are getting information on motivated sellers before your competition even knows about the properties. Using our lead system allows you to get leads from your computer instead of driving around for hours to find vacant houses. Or, going to the court houses to find information on any other type of properties you want to search for. Even if you are fortunate enough to find the properties you are searching for you are not going to get their phone numbers, email address, their media profile or the equity they have in their property like we will provide you. The nice thing about are system is that you can find out all that information in any city in the United States.

What do you do with the leads once you get them?

Once you get the leads from us, we recommend you stop by the houses and talk to the owner. (What you say to them is covered in the training.) If they might be interested in selling their home you give use their contact information pictures of the house along with pictures of other houses in the neighborhood and we contact them.

What is the next thing you do?

After we have spoken to the home owner, and it appears that they are interested in selling. What you will need to do is, if we have a contractor, we use in the area you will need to contact them and set up a time for them to go through the property and inspect it to determine what needs to be done to rehab the house. In the training we provide you with a check list you should use when you go through the house to determine what needs to be done. We also let you know what pictures you should take of the interior and exterior of the house. You are provided with a form that you give the contractor that outlines what we normally replace and have done to rehab a home. When you have gone through the house and completed the form that we provide you need to send us the completed form and the pictures. The contractor should send us a detailed breakdown of what he would charge, including the cost of materials.

If we don’t have a contractor that we use in your area you will need to find one. We explain how to do that in the training. It is very easy and we work with you to find a good contractor.

This is What We Do and What You Do Next


When we receive the information from you and the contractor, we run comps on the property to determine what we will pay for the property. Once we determine what we will pay for the property we fill out a sales agreement that is approver for your state and email it to you. The next that happens is we call you to find out what would be a good time to see the property owner. We then contact the property owner and let them know we would like to make an offer on the house. We get a time for you to stop by with the sales agreement. A few minutes before you are ready to go into the house call us. We then call the home owner and close the sale for you. All you need to do is have them sign the paper work.

Once the paper work is signed you simply take the sales agreement to a local title company that we instruct you to.

What do you make and when are you paid?

If it is a wholesale transaction you will be paid the day after we receive the check from the title company. If we decide to rehab the property ourselves it takes from 3 months to 7 months to rehab the house and sell it. The difference is that you make a minimum of $20,000 on the houses that we rehab ourselves. Typically, on the properties that we wholesale you make from $2,500 to $5,000 or more. The nice thing about those is you can get paid in about two weeks. Many of our people are doing 4 to 6 of them per month. If you add in another 1 or 2 deals per month of properties that we rehab ourselves they are making great money.
